SPECIFIC MATERIALS:�

  • SIDING: Cedar Siding - All homes painted the same. Refer to palette.�
  • TRIM: All homes painted the same. Refer to palette�
  • DOOR: Entry doors are frosted glass - full view (with side lites)�
  • FENCE: Fences are only permitted on lots 1-18. However, even those MUST apply to the DRB. See Fence section for design.�
  • DECK: Upper level decks are builder installed. Rails are painted Benjamin Moore '650'.�

FENCING:

The vertical siding on the fence is to be stained to match the vertical siding on the house (i.e., Sherwin Williams Cape Cod Gray) and the remainder of the fence is to be stained to match the horizontal siding on the house (i.e., Sherwin Williams Monterey Gray).

ENTRY DOORS

There are two different side light layouts. Doors are full view glass with a frosted pattern.�

DECORATIVE HOUSE LIGHTS

Identical fixtures mounted on front, rear and side elevations.� Fixture coordinates with the front lamp post style fixture.�


DECORATIVE POST LIGHTS�

Located on every property. Fixtures coordinate with the fixtures mounted on the house (see above). Maximum wattage is 40.

FENCING

Fencing is approved for the cluster, only for lots 1-18. However, each application MUST go before DRB for final approval.� The DRB requires each fence application to be reviewed individually, considering the size, configuration, existing vegetation and grade of each lot, as well as its relation to neighboring properties.

REAR DECK W/SPIRAL STAIRS

Rails are painted with Benjamin Moore '650'.




MAILBOXES

Each property has its own individual mailbox, of standard size and painted to match the house.� All mailboxes are identical.




HVAC UNITS

HVAC units are located at the side of the house and are unscreened.

ONLY ON LOTS 31, 28, 26, 24, 22, AND 20
