It'd be great to see a safe, well-supervised recreational spot for the tweens, like turning the old Sutton Place space into a skateboard park with a food court. Even greater if a business like that would be a creative community partner -- ie, offer a free weekend pass to kids who complete x hours of pre-approved community service by volunteering to clean trails, help out in the library, etc.
